Frequently Asked Questions
How long does a CRE deal typically take to close?
Timing depends on the property, due diligence, financing and the parties involved. We will discuss the likely steps for the specific deal.
When do I receive my referral or split commission?
Compensation and payment timing must be agreed in written, broker-approved deal or referral terms. Check the agreement for the deal before relying on a payment date.
Can I submit deals outside of Houston or Texas?
Tell us where the property is and what the client needs. We will confirm whether we can help and what local licensing or referral arrangements are required before proceeding.
What if my submitted deal doesn't close?
Not all deals close. That's part of real estate. There's no penalty for deals that don't complete. We appreciate quality submissions and help you learn from each experience.
Do I need CRE experience to partner?
You can discuss a referral without prior CRE experience. If you want to help work the deal, discuss the training, supervision and responsibilities needed before proceeding.
What types of commercial properties qualify?
We work with all major commercial property types: retail, office, industrial, multi-family (5+ units), land, and mixed-use properties. If you're unsure, submit the opportunity and we'll evaluate.
Can I switch from Referral to Guidance Split?
Yes. We can discuss a different role on a future deal as your experience changes. Agree on the responsibilities and split before the work begins.
Ready to Partner on CRE Deals?
Bring us the opportunity and what you know so far. We can discuss whether there is a fit.
