DM Scripts That Start Real Conversations (Copy/Paste)

Why Most Agents Struggle with DMs
Let’s be honest, most DMs from agents sound like spam. “Hey, are you looking to buy or sell?” gets ignored.
But the problem isn’t DMs themselves. It’s the lack of connection and context. The goal of a DM isn’t to sell it’s to start a conversation that earns permission for the next step.
1. Shift From Selling to Starting
Instead of pushing listings or services, start by acknowledging or engaging with the person’s world. Your first message should show you’ve paid attention.
Example:
“Hey [Name], I saw your post about [topic]. Curious are you in real estate too or just keeping an eye on the market?”
Why it works: It feels personal and opens space for a natural reply.
2. Use Micro-Questions to Invite Replies
Micro-questions are short, low-pressure questions that invite a “one-sentence” answer. They help you stay conversational, not transactional.
Try:
- “How’s the market treating you this month?”
- “Do you mostly work with buyers or sellers?”
- “What’s one thing that’s working for you right now?”
Keep your tone relaxed like you’d talk to a colleague, not a lead.
3. Mirror Their Energy
If someone responds short, keep it short. If they share a story, match that tone.
Example:
Them: “Just trying to stay consistent on social.” You: “Same here. What kind of content’s been working best for you?”
You’re not forcing momentum, you’re matching it.
4. Use the “3-Message Rule”
Don’t pitch until you’ve had at least three exchanges that show real interest.
- Message 1: Open with context or a micro-question.
- Message 2: Respond naturally, share value, or empathize.
- Message 3: Transition into a light offer or invitation.
Example:
“I actually help a few agents with [problem they mentioned]. Want me to send a quick resource that’s been useful?”
5. Transition Naturally to a Call or Offer
After you’ve built rapport, don’t “ask for a call.” Offer one.
Example:
“This is something I’ve coached other agents on. Would it help if I walked you through the system I use? No pressure just happy to share.”
This feels collaborative, not salesy.
6. Avoid Common DM Mistakes
- Don’t send long paragraphs. Keep it under two sentences per message.
- Don’t use templates that sound like a bot. Personalize the first line.
- Don’t ask for business before earning trust.
Remember: DMs are like text messages. Keep it casual, human, and useful.
7. Save These 3 Copy/Paste Starters
Use these to begin conversations today:
“Local Connector”
“Hey [Name], saw you’re also in [city]! Always nice connecting with other agents nearby how’s business your way lately?”
“Value Drop”
“Hey [Name], I just shared a checklist for agents who hate cold outreach. Want me to send it over?”
“Mutual Curiosity”
“Hey [Name], saw your post about [topic]. Loved that perspective, what’s been your biggest win lately?”
Each opener earns a reply without feeling like a pitch.
8. Build Your DM Habit
The agents who win with DMs are the ones who do it daily not perfectly, but consistently. Set a 15-minute block each morning to send 3, 5 messages. Track replies, learn what works, and refine.

Conversations create opportunities. The more human you sound, the faster people trust you. Scripts help, but what really works is the mindset behind them: curiosity, empathy, and consistency.
