The Real Estate Discovery Call Script (How-To)

Below is the exact structure I’ve coached agents to use. You can copy this, adapt the language, and make it your own.


Step 1: Set the Container (60 Seconds)

This removes pressure immediately.

Script:

“Before we start, I want you to know this is just a conversation. My goal is to understand what you’re trying to accomplish and see if it makes sense to work together. If it does, great. If not, that’s completely okay too.”

Why it works:

  • You neutralize resistance
  • You lower expectations
  • You establish leadership

Salesy calls skip this. Confident calls don’t.


Step 2: Invite Their Story (Open, Not Leading)

Avoid yes/no questions. Avoid assumptions.

“What prompted you to reach out right now?”

“Let me make sure I’m understanding you correctly…”

Summarize their situation clearly and calmly.

  • You demonstrate competence without bragging
  • You slow the conversation down

Clients often say, “Yes, that’s exactly it.” That moment builds more trust than any pitch.


Step 5: Ask Permission to Share (Removes Pressure)

Never launch into solutions without consent.

“Would it be helpful if I shared how I usually help clients in this situation?”

This keeps you collaborative, not dominant.

If they say yes, you proceed. If they hesitate, you explore why.


Step 6: Position Your Process (Not Yourself)

Don’t sell you. Sell clarity.

Example:

“Typically, I help clients by first getting very clear on X, then we focus on Y, and only then do we look at Z. That way, decisions feel grounded instead of rushed.”

Notice:

  • No hype
  • No guarantees
  • No overexplaining

Just process.


Step 7: The Soft Close (Decision Without Pressure)

Here’s the key shift: You’re inviting alignment, not forcing commitment.

Script:

“Based on what we discussed, I see two options. We can work together and take the next step, or you can take some time to think it through. What feels right to you?”

Silence again.

Clients who are a fit will lean in. Clients who aren’t will self-select out, saving you energy.
